CMA (Comparative Market Analysis)

A comparative market analysis (CMA) is an examination of the prices at which similar properties in the same area recently sold. Real estate agents perform a comparative market analysis for their clients to help them determine a price to list when selling a home. Ultimately, the asking price is determined by the seller but the CMA can be a useful tool.

MLS (Multiple Listing Service)

A membership in the local multiple listing service ensures that your property will be seen by over 300 agents in the area – many of whom represent buyers that will be notified of the property by that agent.  Use of an MLS is crucial in an area where roughly 90% of properties listed by a Realtor are sold to a buyer represented by another agent. 

 

The MLS automatically puts your home on hundreds of websites, getting your home maximum exposure.  It also updates those websites with changes in price, pictures, or any other changes.  Research from the National Association of Realtors suggests over 90% of buyers in 2018 found their home online.

Sign Marketing

A sign will be placed on the property so that your home sale is easily seen by people in the neighborhood – as well as easily identified by anyone who views the home online and wants to drive by to see the outside of the house in person.

 

Additionally, directional signs from major roads will be placed helping potential buyers find your home.

High-Quality Photography

Redfin (broker) surveyed MLS systems around the U.S. and discovered that listings with professional photography sold for higher prices than their counterparts. In the asking price range between $200,000-300,000 these listings sold for an average of $935 more.

Analysing the Numbers

Progress Reports

After your house goes on the market, you will receive notifications of showings, as well as feedback following showings.

You can also expect progress reports that includes how long your home has been on the market, how many times the home has been viewed on popular websites such as Realtor.com and Zillow, as well as frequency of views by other Realtors through our MLS.

Open House

 Your Open House will be marketed as a Facebook event, that you can share and invite as many friends and family that you wish.  Agents in the John Hill office will be asked to share the same event on their Facebook pages.

 

Guests who attend the open house will be offered light refreshments and be asked to complete a feedback form that enters them into a raffle drawing for a chance to win a gift card.

Not everyone that attends an open house is a highly motivated buyer.  However, open house attendees usually are informed about market conditions and can provide useful feedback with regards to condition, repairs, price, etc.
